All Metal Roofs Are NOT Created Equal

Metal roofing is rapidly growing in the residential market. Consumer interest has more than doubled year after year since the mid 1990s! However, most people have no knowledge that there are two distinct types of metal roofs and that the differences are far greater than, say, a Mac vs. a PC!

The types are: 1) Exposed fastener systems and 2) concealed fastener systems.

Agricultural panels (formerly called “Ag” panel) True standing-seam checkBox
Originally designed for roofs and sidewalls of industrial and commercial buildings. Designed and used primarily for residential and commercial roofs. checkBox
Typically installed over purlins or wooden strips by means of exposed fasteners. Purlins or wood often are installed over shingles. Typically installed over solid decking or directly over shingled surfaces by means of concealed fasteners. checkBox
Panels are 38” wide by various lengths and are cut to size at the job site. Panels are 21” wide, manufactured on-site through a roll former machine to the exact dimension needed for any situation. checkBox
Typical installation employs thousands of fasteners (holes) which must be carefully spaced and precisely driven so as to maintain the integrity of the rubber grommets. If a knot or space in a board is encountered, you have an immediate and future problem! Installation employs screws and clip system totally concealed and weather proof under the new panels. checkBox

Metal will expand and contract in all seasons.

The metal fasteners are not designed for the normal movement associated with panel variations.

Typically three things will occur:
1) The hole in the metal panel elongates at the fasteners.
2) The rubber grommets deteriorate and fail due to friction, U.V. sun rays, elongation of hole exceeding grommet size.
3) Metal fasteners shear off.

Metal will expand and contract in all seasons.

Metal clips are designed to flex or move under the panel. The fasteners will never fail as they are themselves protected from the elements and insulated from the movement above.

Roof is designed to be weather resistant. It is not and cannot be completely weather proof in northern climates. Side laps of panels normally are not sealed. Even if they are “caulked” they are not permanent. Results however are generally acceptable. Roof is designed to be weather, water and ice proof! Standing seams are permanently sealed and crimped so as to be waterproof. checkBox
The closer you look at this system the more “issues” you will note. The closer you look at this system, the more you will appreciate it! checkBox
